Do this before we arrive

  1. If anyone may still be inside, call 112 and wait outside. Nothing else comes first.
  2. Photograph everything before it is touched — the door edge, the frame, the cylinder, the marks. Repair destroys evidence.
  3. Report it and start the denuncia. Most Spanish policies want that reference number.
  4. Then ring us to make the door secure.

What forced entry actually leaves behind

Rarely a neat hole. What we usually find is a cylinder snapped at the fixing screw, a frame levered away from the wall so the keeps no longer sit where the bolts expect them, hinges pulled, or a multipoint strip bent along its length. Several of those let the door keep closing, which is exactly why people tell us afterwards that it seemed all right.

So the assessment is not just the lock. It is the leaf, the frame, the keeps and the fixings, and whether the fabric around them still holds anything.

Making it secure, then making it right

On the night the objective is a door that shuts and locks properly. If we are carrying the correct replacement, it goes in there and then. If the door needs a part we do not have on board, we secure it properly and return — as opposed to fitting whatever is closest to hand, which is how people end up paying twice.

The upgrade that is proportionate

After a break-in it is easy to sell somebody a great deal of hardware. What genuinely changes the odds, for most doors here:

  • An anti-snap, anti-bump cylinder. Cheap relative to everything else and it removes the commonest quick entry.
  • Reinforcement where the levering happened — a bar or plate spreading the load along the frame.
  • A second, independent point of closure on ground-floor flats, top floors and anything reachable from a flat roof or a terrace.

That is normally the sensible end of it. We will tell you when more would be money spent on reassurance rather than resistance.

Properties that are empty for part of the year

Along the Elche coast a great deal of the housing stock is second homes. At Arenales del Sol the registered population has quadrupled since the mid-1990s while the floating population dwarfs it in summer, and around a fifth of residents are foreign, many of them retired. In Gran Alacant, just over the boundary in Santa Pola, roughly ten thousand residents — the large majority foreign and mostly British — hold a third of that municipality's population, much of it in properties that stand shut for months.

Empty property is a known target, and the damage is frequently discovered weeks after it happened by somebody who is not the owner. If that is your situation, it is worth having whoever holds your key know what to do and who to ring before it is needed rather than afterwards.

On the factura: we itemise what was found and what was fitted, not just a total. Insurers query round numbers with no description, and a vague invoice is one of the commonest reasons a straightforward claim turns into a correspondence.

What order should I do things in?

Safety, then paperwork, then the lock. If anyone might still be inside, 112 and wait outside. They did not get in. Does anything still need doing?

Usually yes. A failed attempt still means a cylinder that has been twisted, a frame that has been levered, or keeps that have moved. The door closes, so it feels fine, and the next attempt meets a lock that is already half beaten. A failed attempt is also information: somebody looked at your door and thought it was worth trying.

Will the insurer pay for this?

That is between you and your policy, and we will not pretend to know what yours covers. What we can do is give you an itemised factura describing the damage found and the parts fitted, in the form a Spanish insurer expects, which is the document that usually decides how smoothly a claim goes.

Can you secure it tonight and do the proper repair later?

Yes, and quite often that is the sensible sequence. The priority after dark is a property that closes and locks. If the right replacement is not on the van, we make it genuinely secure and come back with the parts rather than fitting whatever happens to fit.

What is actually worth upgrading afterwards?

For most doors, in this order: an anti-snap, anti-bump cylinder; a London bar or reinforcing plate where the frame took the levering; and a second point of closure on ground-floor and top-floor flats. Beyond that you get diminishing returns quickly, and anyone selling you a great deal more is selling.
